NOI (Net Operating Income)
A property's income from operations after operating expenses, before debt service and taxes — the headline figure underwriting is built on.
Rent Roll
A tenant-by-tenant schedule of leased space, rents, terms, and escalations — the primary source for validating in-place income.
Estoppel
A tenant-signed certificate confirming lease terms, rent, and outstanding obligations — used to verify the rent roll against reality at closing.
CAM (Common Area Maintenance)
Recoverable expenses for shared areas passed through to tenants — a frequent source of reconciliation errors and missed obligations.
Abstraction
The process of extracting and standardizing key lease terms — rent, options, escalations, obligations — into structured, comparable data.
